When it comes to buying property, photos and brochures can only tell you so much. A site visit is where you truly understand what you’re investing in. Over the last 4 years, I’ve accompanied hundreds of clients on property visits—and I’ve seen how one good or bad visit can change their entire decision.

Whether it’s a luxury flat or a budget-friendly apartment, there are a few key things every buyer should check—and that’s exactly what I help my clients do.

This blog will guide you step-by-step on how to evaluate a property during a visit, based on what I personally look for when guiding my clients.


1. Surrounding Infrastructure & Location Feel

The moment we arrive at a site, I always ask clients to take a few minutes to observe:

Road quality and traffic around the property

Availability of shops, schools, hospitals, and markets nearby

Public transport connectivity


Real insight: One of my clients once loved a flat, but after visiting the site and seeing the noise from a nearby factory, he changed his mind. Photos had hidden the reality.


2. Construction Quality

During site visits, I always check:

Wall finishing and paint quality

Flooring (tiles or marble alignment, cracks, etc.)

Door hinges, window locks, and handles

Bathroom fittings – water pressure, drainage, leakage signs

3. Ventilation & Natural Light

Many homes look beautiful on paper, but feel dark or cramped in reality. That’s why I guide my clients to notice:

Direction of windows and balconies (for sunlight)

Airflow between rooms

Distance from nearby buildings (for privacy)


Pro Tip: North-east or east-facing balconies often receive better morning sunlight—something many clients now request thanks to this tip.


4. Common Areas and Amenities

Beyond your flat, your lifestyle also depends on:

Cleanliness and maintenance of staircases, lifts, and corridors

Parking layout and availability

Quality of amenities (gym, garden, clubhouse, swimming pool)

Safety features like CCTV, security guards, and fire exits

5. Water, Power & Internet Connectivity

I always ask the builder and maintenance staff about:

Daily water supply (borewell/municipal)

Power backup for lift and home

Mobile network strength inside the home

These are things no builder brochure will tell you—but they make a big difference after moving in.


6. Legal Approvals and Clear Signage

While I handle all the paperwork checks personally, I still recommend clients to see:

RERA registration details

Land approval and project phase status

Builder name boards, timelines, and construction safety norms


Being aware helps you feel more in control and confident in your choice.


7. Noise & Smell Factors

Many buyers don’t realize this, but I always ask them to just pause for a few minutes in the flat and:

Listen to traffic, crowd, or construction sounds

Notice smells from nearby drains or industries


One client almost finalized a house but changed his decision after noticing a strong chemical smell from a nearby warehouse—only visible during the day.
